Location is everything! Camp Warnecke C105 is a first-floor unit that sits on a bluff above the Comal River, with plenty of space and 2 beautiful balconies with amazing views.

This 3 bedroom, 2 bath condo sleeps and allows 9 guests maximum.

Livingroom: Sleeper Sofa

Fully furnished with bathing towels, bed linens, cookware, a standard drip coffee maker, dishwasher, washer/dryer, TV's and more!
Property grills are located in between buildings and along gated roadside.

Camp Warnecke is on Comal Riverfront property with a Pool and Hot tub!
-Sitting on the relaxing bank of the Comal River you can get a 20-minute float in by walking 3 minutes over down the right-hand side of the Garden Street Bridge, float down to the private Camp Warnecke River exit (make sure you’re wearing your property specific wristband!) to get out and repeat for free all day long!
-A quick 5-minute walk to the Schlitterbahn East -Blastenhoff entrance! Pack your cooler, and sunscreen, and don't have to deal with finding a parking spot!
-Walk with your tubes and cooler for about 15 minutes to Prince Solms Park/Hinman Island Park for public access to the Comal River and Tube Chute, jump in float down to the private Camp Warnecke River exit (make sure you’re wearing your property specific wristband!) for a 2 hour float!
-Take a brisk 10-20 minute walk to nearby restaurants or stroll further into downtown New Braunfels to enjoy more local restaurants, bars and breweries, shop in our quaint boutiques, and get strudel in the oldest bakery in Texas, Naegelin's Bakery!
- If you want to float a long portion of the Guadalupe River, we advise you to drive to Rockin R to rent THEIR tubes and use their shuttle service.
-And, Gruene, Texas with the world-famous Gruene Hall and delicious restaurants such as Gruene River Grill and The Gristmill are only a 10-minute drive away!

Places we recommend that are within a 5-20 minute walk to and from the complex:
Restaurants: Pats Place, Tin Top Burgers, Union Street Station, Muck & Fuss, New Braunfels Coffee, The Mess Around, Naegelin's Bakery, Bootlegger Pizza, Krause’s Café, McAdoos Seafood, Myrons Prime Steakhouse.
Bars/Night Life: The Oyster Bar, Calahans Pub & Pizza, Black Whale Pub, Moonshine & Ale, Phoenix Saloon, Scores Sports Bar, The Pour Haus, Downtown Social.

Everyone in party must be 25 or older to book. Renter's ID and Credit Card must be presented to receive check-in information.
Occupancy is not to be exceeded at any time. No daytime guests are allowed. NO PETS.

Wristbands and Parking Passes are enforced at this property.
Each condo will receive wristbands per maximum occupancy, which must be worn at all times while on property and 2 parking passes. Renters are guaranteed 1 marked and covered parking spot while second-vehicle parking is available on a first-come, first-served basis anywhere unmarked on property. Overflow parking is an 8-minute walk, 2 blocks away at the New Braunfels Chamber of Commerce.

Security guards are enforced on premises to ensure only guests of Camp Warnecke are using the grounds are parking in correct parking spaces.

We wanted to plan a last minute trip to the River & Schlitterbahn. The Camp Warnecke condo C105 was the perfect location. The unit is on the bottom corner & right next to the steps down to the river. The kids loves jumping off the bank into the cool deep water! The huge porch was the perfect for enjoying your morning coffee. The condo was clean & super well stocked. Even two different coffee makers a Keurig & a regular pot. The kids loved the bunk room. We spent the second day at Schlitterbahn it was literally right across the street. About a 5-10min walk to the entrance. After a long day at the water park we had the BEST homemade pizza. Di’s Homemade pizza is right next door so we ordered for pick up & it was ready in 15min it was the perfect way to end the day!! Eating pizza with a view of the beautiful Comal. We loved it & will definitely be back!

Nice condo, great location to comal and Schlitterbahn. Been staying here for years. Only one complaint/ suggestion. Please bring back you offering trash pickup! It’s really quite inconvenient that we have to hall our own trash. I’ve never stayed at a place that I’ve been paying this much and need to take my own trash out.

Great Condo Complex overlooking Comal River. This condo is directly on the first floor with river views. Walk to pool on the complex, walk to downtown, walk to river float. Enjoyed the first floor and no stairs. Drive up to covered parking space for this condo only. Furniture and interior dated, but practical for groups.

FYI, these were existing issues that we observed upon arrival.

1. Both coffee machines did not work. We unplugged them.

2. Check Front door lock. Not exactly very secure.

3. Main bedroom bathroom. Rod above toilet not well secure.

4. Cigarette burn by kitchen sink

The condo is nice and roomy. We had 7 in our group. All the appliances were clean and working properly. The beds were all comfy. Note though is watch out for the bathtubs they are very slippery. I fell and hit my back on the wall seat. We had other families in 2 other condos in building B and 3 of them slipped in theirs as well. No major damage but could hurt someone.

The layout of the condo allowed for privacy within our party. We put in at Texas Tubes, as you recommended, and the float was the perfect distance to the condo (2.5 hr float). We enjoyed the pizza next door at Di’s and the staff there was so friendly and appreciative of our business. The condo had everything we needed from an ironing board to extra pillows. This was the 3rd year we stayed in this particular condo. The location is great, on the Comal river and across the street from Schlitterbaun (within walking distance). I knew exactly where I wanted to stay on the Comal River and Camp Warnecke Estates is it unless you are interested in Schlitterbahn. The only draw back; When people were in the unit above me, they were very noisy! Thankfully not late at night. They also swept broken glass and dog hair off the balcony. Don't know if that can be controlled.

Great location with lots of space! We had a great time, but didn't sleep very well due to unexplained noises from tennants above us. It sounded like they were dragging something across the floor up past 2:00 a.m. and cleaning or something while trying to sleep in. We had the best view of the river. Directly across from Schlitterbahn. The kids (teenagers) were able to go and do things without us having to drive them there. The property is a corner condo so there was PLENTY of light and breezes flowing through when we wanted. Just don't let older folks sit on the couch, they might not get back up (it sits almost on the floor)! Great patio area for watching tubers.
